Retail Leasing

We’ve worked with them and many other “big names”  (as well as many smaller local businesses) to find just the right site at just the right price. From street front footage to ADA issues to parking access to “back of house” space, we listen to the needs and we use our decades of market knowledge and relationships to identify the perfect spot. We then do the necessary work to ensure that we know what market value of the space is so that we can properly advise Landlord and/or Tenant to achieve a mutually successful and long-lasting partnership.

Investment Sales

From large development sites to single tenant buildings, Ingram & Hebron Realty has represented buyers and sellers throughout Brooklyn for decades. Recent transactions include a four story office/retail/residential building in Brooklyn Heights and a portfolio that included a public library and private school on Coney Island Avenue. In each situation, we represented both buyers and sellers. We have the expertise to value a property using Net Operating Income of the building, current cap rates and of course recent comparable sales. We can confidently advise either side what they should sell for or what they should pay and we can back it up with all of the tried and true methods of real estate evaluation.  Ingram & Hebron brokered the sale of more than 500,000 square feet of office buildings with a market value of $150 million, all in Downtown Brooklyn.

Tenant Representation

Ingram & Hebron Realty has represented hundreds of tenants throughout Brooklyn. From an attorney that needs 500 square to Brooklyn Hospital that needed 70,000 square feet to New York State that needed 100,000 square feet, we have the experience to listen to the needs, identify appropriate sites that incorporate  the required and requested features and negotiate with the landlord to achieve the best possible financial outcome for the tenant.

From the closest subway stops to the view from the corner office to the distance to the restroom to the ceiling heights to the Internet capability, etc., we do the homework necessary to ensure that all Tenant needs are met precisely at favorable rates and terms.
